Windows in a strata or condominium

Find the decision-maker before choosing the product.

01

Identify responsibility

Ask the condominium or strata about responsibility for the window assembly, exterior finishes and surrounding wall. The answer depends on the property’s governing documents and local framework. Do not assume that a component is privately owned because it is reached from inside the unit, or that an owner may change it independently.

02

Understand the building specification

The building may require a consistent frame profile, colour, operating style or performance specification. Obtain the written requirements and approval process before requesting a custom order. A unit-level preference should be assessed against the common exterior and any building-wide replacement plans.

03

Plan access and occupant protection

Upper-floor work can involve lifting, fall protection, interior access, shared routes and protection below the opening. The contractor’s relevant system experience and access plan are important. Identify who coordinates notices and permissions, how the building stays secure and whether engineering or envelope review is required.

04

Keep handover records shared

The approved product schedule, installation documentation, warranties and service contact may be needed by both the owner and the property’s management. Agree who receives and retains each record. A quote should distinguish the work inside the suite from the exterior assembly and common-property responsibilities; do not let that distinction emerge only after removal.
